What you get at every stage, and what we need from you.
Our process
Most of the risk in a build is decided before anyone pours concrete. Here is the sequence, stage by stage.
First meeting and project evaluation
A thorough assessment of project feasibility.
An honest read on feasibility, and whether we are the right builder for it. Sometimes the answer is no.
The site address and whatever drawings exist. Rough ones are fine.
Estimating and contract
Preliminary budget first. Then detailed estimating and value engineering until the number is real.
A flat construction fee, and the receipts and invoices behind the cost. You will always know where the money went.
Decisions on the items that move the number most.
Preconstruction
Trade bidding, scheduling, permitting and entitlement coordination.
A schedule you can plan financing around, and subs who have worked with us for years.
Timely sign-off, so permit windows do not slip.
Construction
On-site meetings, email updates or conference calls, whichever you prefer. Inspections along the way, and an owner on site daily.
One number to call, and a change process priced at cost: you pay what the sub and the material cost.
Decisions inside the window we flag, so the schedule holds.
Punch, turnover and warranty
Walkthrough, punch list, turnover.
One point of contact afterward. Email, phone or text.
Your punch list in one pass, not three.
Several of our developers have never stood on the site.
Regular email reports, updated schedules and phone calls.

Start at stage one.
Bring us a site and a set of drawings, or just a site.
